I have used a speed wrench, you know, that thing in your tool box that looks like a model T Ford crank. The crank shape allows some down pressure while easily turning the crank. Works for me.

Right you are, the rubber is in pieces, ordering a new one. As for electrical, I aam no help. I always struggle with electrical. I look at electrical same as plumbing, probably leaking some where.
